In the "Jerk off club" post and mutliple other "safe space" posts, they hint at similar angles. It got me thinking.
Would you consider covering a "timeshare" for an apartment that exclusively allowed you access to a safe space to host?
In this timeshare mode...you would:
Its a post covid world...increasing the likely hood of this.
Pay like $50 per month for access to a simple apartment or house..
You would promise in the contract to clean up after yourself...
You would select the times you want exclusive access up to 8 hours per month (managed as a booking).
No parties, its meant for small gathering
The house would cover the cost of rent, water, electric, basic wifi, and some furniture...as well as cleaning as needed (probably weekly if the next statement is true), and the expectation you are also cleaning up after yourself.
What other details am I missing?
How many guys/gals would do this?

If you could get enough people to buy in to this, the overall costs would be cheap per person. When I was in my senior year of high school, a bunch of us (who were working, of course) pooled our money together and rented a three-bedroom apartment in the building that was right next to our school so we could have a private place to hang out and, um, other activities and it served us well for the entirety of the school year. That was in 1972-73 and rent was dirt cheap back then... but today and given how Covid is fucking finances up for a lot of people? It'd be an investment and the only thing some might have to worry about is explaining their share of the costs (if in a relationship) if finances are being closely looked at and counted for.
Otherwise, a good idea!

I am in Baltimore Areas, so a decent apartment is in the $1500-$2000 range. Assuming electric, wifi, etc, I rounded up to $3k. Then I figured 60 people times $50. That is the limit of what I did to check on this...but I am not trying to make this a "money making venture"

For our neck of the woods, that sounds about right... and then you'd have to potentially factor in travel costs for those who may not be local and keeping any COVID restrictions in mind; in some locales, if you travel there, you get quarantined for two weeks or could face quarantine upon returning home. There's some interesting logistics that would have to be figured out, payment things to nail down, location of the "timeshare" and that includes being aware of nosy neighbors who like to call the cops for anything that looks suspicious to them - think drug dealers or some other "criminal" activity. It's a good concept... but thinking about how to make it happen and a viable situation makes my head hurt.

If I may suggest another factor, time. Lets say it's more like $2000, I mean you really only need a studio, lets face it, it's a bang pad, they are not spend a vacation. So $2000 divided by an average of 30 days in a month is $67 a day average cost to have said apartment, still not sounding bad right ?
But, Monday through Friday on average people work, which means that people are going to want it from 6pm to 9pm or 10pm. so this means only one person a day for about 21 days of the month (then weekends)
Saturday and Sunday, I don't know about you, but shagging my ass out of bed early for a shag, naw, not really. So, you might have a run of people between noon 5pm before going home to kids, so you might be able to allow 2 a day on that, providing everyone is respectful of times and budgets the time to clean up and vacate before someone else comes through the door.
Other issues...........
1) Many people want anonimity, well, people are going to run into each other and you dont want someone thinking someone else is an intruder and shoots themselves, so it's either a code word, or they get introduced.
2) people respecting other people and time frames
3) liability, someone trips and gets hurt, I am not a lawyer, but for my client, I would argue you are basically running a no tell / motel and sue you for that
4) what if someone has a random meet up and is raped or killed (sorry, but have to think of these things), someone is going to be held liable, plus all the names of the people who use it go in a police report, and that can end up in the news
5) Do you really know the people who would be using it ? can you trust them, or will they be willing to let you check them out enough to feel fairly good about things
6) people are going to want weekends, and at most 2 a day, which means only 16 people if each use it once.
7) you also need to come up with the security and first and last
8) Apartments may think it is a corporate usage and not be happy about that
Personally, I would find 10 people who are financially stable, of good character (yeah, sorry but it has to be in consideration), who can afford a $200 to $250 flat every month. This means that people have a lot more usage, they pay the beginning of the month, no issues. You all know each other and at least two people on the lease so you are not stuck. Also, since they will be paying some security and have a financial stake they will be more respectful
Get yourself a DBA ( should cost around $40), tell the apartments you will have a few of you using it off and on due to business, the DBA makes you look legit..............just dont call it "pound the posterpedic inc"
Set up a dropbox or something with an editable spreadsheet, google works too, where everyone can go in and claim dates, with ten people that is 3 a month...............but, have the availability to say hey, I am going over my limit, is anyone using it such and such day. Everyone sign a release of liability absolving everyone from anything from a STD to death and dismemberment.
Have rules if they stay overnight on a Friday when check out is so the next squad can come in..................
Don't mean to be a downer, but , the VP of a company comes out in me thinking of compliance and legal stuff

I suspect it would be easier to equip a man cave in a storage facility for just a few friends to use.

This would have been a way to start...access to a smaller group...people coming and going wouldnt be questioned...
